Conditions

– Real estate investment in the following amounts determined by the Government of Cyprus

-Total 2.000.000 € Housing investment (multiple real estate can be taken)

-Total 2.000.000 € Commercial real estate investment + 500.000 € residential investment

-Transfer of minimum investment amount from one country to another

-Minimum amount of investment without mortgage. (For amounts over the minimum investment amount, credit is available)

-Being a citizen of a non-EU country

-There is no criminal record of the investor and family members applying to Golden Visa

Cyprus Visa

Having a valid Schengen visa

No TRNC(KKTC) stamp on passport

Applications are made by the Cyprus Embassy in Athens.

2 weeks before the application is made and one day in person to go to the passport visa

(The trip to Cyprus can be visited by the consulate when Athens is due to be transported.)

Exchange Costs

VAT is applied in first-hand real estate. The VAT rate for the investor’s first residential real estate is 5%. 19% VAT is applied to other real estate investments.

A trading tax of 3% to 5% is applied in second hand real estate.

A 0.2% stamp tax will be charged on all real estate purchases. (Average of € 4,000 in Golden Visa investments)

Attorney Fees

The fees of attorneys will be approximately € 15,000 to € 25,000 for the processing of property and for the purchase of the property.

Citizenship Processing Fees

A total residence fee of 570 € for the investor, his spouse and young children. Other children under the age of 570 are also paid.

Prior to the application for citizenship, 2,000 € for each adult minor and 80 € for small children.

After the approval of the citizenship, a total of 5.000 € approval tax is paid for each adult.

In addition, for every legal minor, € 500 per child and € 50 per child must be allocated for other expenses.
